By using the services of Down South Home Inspection, LLC (“Down South”, “we”, “us”), you agree to these Terms & Conditions. Please read them carefully.
1. Scope of Services
- Down South provides home inspection services as outlined in our inspection agreement and in accordance with industry standards.
- Inspections are visual and non-invasive. We do not dismantle, move, or uncover concealed systems or components.
- Our reports describe the condition of the property at the time of inspection. We cannot predict future issues or guarantee against latent defects.
2. Payment & Scheduling
- Payment is due [State your payment terms – prior to the start of inspection.
- We accept [Debit/Credit, cash, check, venmo].
- Scheduling is subject to availability. We recommend scheduling inspections as early as possible in the buying/selling process.
3. Cancellations & Rescheduling
- Cancellations made [ more than 24 hours before the inspection] will receive a full refund.
- Cancellations made less than [24 hours] will be subject to a cancellation fee of [50% of total inspection fee].
- Rescheduling may be possible depending on availability. A rescheduling fee may apply.
4. Limitations of Liability
- Down South’s liability is limited to the cost of the inspection. We are not liable for consequential damages or losses.
- Our inspection reports are for the exclusive use of the client. Distribution to third parties requires our written consent.
5. Client Responsibilities
- Clients (or their representative) are encouraged to attend the inspection.
- Clients should provide safe access to all areas of the property for inspection. We are not responsible for inspecting areas deemed inaccessible or unsafe.
6. Disputes
- Any disputes shall first be addressed through good-faith negotiation. If unresolved, [Choose one: mediation] shall be used, with the process taking place in [Your jurisdiction].
7. Governing Law
- These Terms & Conditions shall be governed by the laws of the State of Louisiana.
8. Severability
- If any part of these Terms is deemed invalid, the remaining portions will remain in effect.

- Down South reserves the right to update these Terms at any time. Changes will be posted on our website.
